Here at Mortgage Link Taupo, in most cases we do not charge any fee to our customers for our service.

We generally get paid a one off commission from the lender, on the drawdown of the mortgage and some lenders also pay us a monthly fee for maintaining the loan that we have arranged for you. If this loan is repaid in the first 27 months the banks claw back this commission from us on a sliding scale, depending on the bank the loan is with, meaning some of the time we end up working for nothing at a cost to us.

We will use out knowledge and experience to obtain you finance and do not charge you an upfront fee unless agreed (generally this is only where the lenders do not pay commission), but if your mortgage is repaid within the first 27 months of settlement, we will charge you a fee of up to $1,500.00 to recover some of the cost of our time.

Importantly however, if you are using our service to refinance or purchase another property then we will not charge this fee.

Our Aim is to work with you on your finance needs and decisions as a valued client first and foremost, therefore please come back to us if you are looking at making changes to your lending so we can assist you rather than charging a fee.

Conflicts of Interest

For mortgages and lending, Mortgage Link Taupo and the financial adviser receive commissions from some of the lenders we can provide recommendations for. If you proceed to implement lending with the lender recommended to you, the lender will pay a commission to your financial adviser. The amount of the commission is based on the amount of the lending; specific remuneration will be advised to you when advice is provided.

From time to time, product providers may also reward us for the overall business we provide to them. They may give us tickets to sports events, hampers, or other incentives.

To ensure that our financial advisers prioritise the client’s interests above their own, we follow an advice process that ensures our personalised recommendations are made on the basis of the client’s goals and circumstances, as advised to us. Mortgage Link Taupo financial advisers complete regular training, including how to manage conflicts of interest. Each adviser has a regular compliance review of their advice process and our compliance programme is reviewed annually by our external compliance adviser.
